Don't feel bad, you're not alone. Sellers, most of whom are seeing record high rents, aren't in any hurry to discount prices. Buyers, meanwhile, are convinced that all the negative media coverage must mean that sellers are desperate, and become flustered when sellers won't decrease their prices by 10%. Yes, this means that we brokers are not having as much fun as we did in 2005 and 2006.
But…..Check out this month's inventory report. I am convinced that in our real estate history, we have not seen such a great roster of well-located properties, in great condition, and so competitively priced. I am confident than in 2009 and beyond, folks will view our archived email Market Updates, and think "man, I wish I had bought in 2008".
In fact, how many times have your driven by a property you saw several years back and mumbled to yourself or a friend….”Man, I could have bought that for $$” Look what it is worth today.
Though I can't say any of our sellers are desperate, I can say that we are eager to create some action in this market, and we won't be ashamed to present an offer that a year ago, we might have told you to "keep to yourself" (politely, of course).
