Austin Texas Weekly Real Estate Update: 1/20-26, 2008
The number of active homes for sale are up 31% over 2007 currently. We had 7,800 active listings during the same week in 2007?
Today there are a little over 10,000 active listings! That is a 31.20% increase from last year.
We even see the number of new listings are up this week. The number of pending (under contract) listings are down from 2007 while the number of solds are up slightly for the week from the same week in 2007.

# Solds are up this week by 53%
How are we doing on sales prices?
As for Average Prices: January 20 - January 26, 2008
(compared to the same week in 2007)
The "New Listings" average list price increased 3% to $312,000.
Last week that number was $295,000.
In 2007 the new listing average list price was $304,000.
Sold average sales prices decreased 27% to $229,000.
In 2007 it was $314,000 for the same week.
Right now we are telling sellers they should know that it’s a gamble in this market that requires serious preperation and proper pricing for your listing, Otherwise it will be ignored and will dangle and wither away on the vine of unsold homes like many others in this market.
