The trend continues as we see the active number of homes for sale in the Austin market increase. The number of active listings right now are up 31.50% over last year.

While the number of new listings are up this week; the number of pendings(homes under contract) and solds are down compared to the same week last year.

April 13 - April 19, 2008

New listings up this week by 10%

Pendings down 71% (That's a big decrease!)

Solds down 4%

As for Average Austin home Prices: Apr. 13 - Apr. 19, 2008

(compared to the same week in 2007)

The "New Listings" average list price increased 2% to $311,100. Last week that number was $323,000. In 2007 the new listing average list price was $306,300.

Sold average sales prices increased 16% to $268,100. Last week it was $230,800.

In 2007 it was $231,500 for the same week.

March 2008 Review

Homes for Sale: (compared to the same month in 2007)

New listings were up 22%.

Pendings were down 62%.

Solds decreased by 23%.

As for Average Prices:

The "New Listings" average list price was up 2% to 322,300. In February (2008) it was $313,200.

Sold average sales prices decreased 2% to $234,400. In February (2008) it was $233,000. For March 2007 it was $232,300.
